The rate is shared on request. This page explains what a complete cost sheet should contain, so you can check the one you are given.
Nivasa Green City does not publish a public per square foot rate, and quoting a stale one would be worse than quoting none. The number moves with available inventory, the floor you pick and the stage of construction, so the only figure worth planning around is the current cost sheet.
The agreement value is not the amount you pay. When you ask for a cost sheet, check that every line below appears on it, because the gap between the headline number and the final number is usually made up of these.
| Line | What to check |
|---|---|
| Agreement value | The base price for the specific flat and floor, tied to a stated carpet area |
| Floor rise | Whether higher floors carry a premium, and at what rate per floor |
| GST | Charged on under construction homes at the prevailing rate |
| Stamp duty and registration | Statutory, paid to the state, not to the developer |
| Parking | Whether a slot is included or charged separately |
| Maintenance deposit | Usually collected upfront for a fixed period |
| Development and infrastructure charges | Often quoted as a separate line rather than inside the base price |
A verbal quote is not something you can compare. Ask for the cost sheet as a document with the flat number, the floor, the carpet area and the date on it. That gives you something to hold against another project and against the same project a month later.
See the sample flat, the podium deck and the clubhouse floors in person. Ask for the current cost sheet on the same visit.
Pricing is shared on request rather than published, because it changes with inventory, floor and construction stage. Call or WhatsApp for the current cost sheet.
Agreement value, floor rise, GST, stamp duty and registration, parking, maintenance deposit, and any development or infrastructure charges.
Usually not. Stamp duty and registration are statutory and paid to the state, and GST applies to under construction homes. Both normally sit outside the agreement value.
